A master plan for office, research and development, high technology and manufacturing employment in a high quality built and landscaped environment, at the junction of the M1 and M50 motorways and adjacent to Dublin airport and the Port Tunnel. Related land uses will include landscaped open spaces, services for occupants, car parking, a circular ring road and extensive landscaping.

The focal point of the development is a central park around which the buildings will be located. Retail and food outlets will be located on a south-facing boardwalk overlooking a lake. The buildings will shelter the park and shield against traffic and aircraft noise from beyond the site.

The central park provides spaces to meet, for activities and for easy interaction. The scale and positioning of the buildings promotes the use of the central area while restricting services and transport to the periphery. Landscaped gardens between the buildings provide spaces for smaller groups to enjoy.

Flexible and innovative buildings will create attractive workplaces and aspire to achieve a LEED gold energy rating.
