A master plan for a new community within a wider plan for a new town of 30,000 people in a Strategic Development Zone. The plan provides for 3,000 residential units and for employment, leisure, retail, and school uses

Site area 33 ha (81.5 acres) forming part of an overall area of approximately 188 ha (465 acres)

Floor areas:
390,780 m² (4,206,320 ft²)

18,000 m² (193,750 ft²)

5,200 m² (55,972 ft²)

2,880 m² (31,000 ft²)

9,000 m² (96,875 ft²)

Residential density:
11,800 m²/ha (51,448 ft²/acre)

The plan divides the lands into distinct residential quarters and exploits the topography of the lands to open up vistas within the site and beyond to the coast and the mountains. A network of green routes links the open spaces

The integration of the master plan into the wider plan required extensive liaison with numerous stakeholders

A broad residential tenure from 1-bed apartments and 2-bed duplex units to family housing offers the possibility of trading up or down within the community over a lifetime

An extensive network of pedestrian and cycle routes linking the residential quarters, the new town centre and public transport stops

The residential units exceed current residential standards, protecting the quality and functionality of the development over time
