Three main office plates of 15 m depth are separated by service zones over 6 floors on each side of a central atrium, designed to be capable of subdivision into two buildings

The move from traditional cellularisation to a full open plan working environment was facilitated by the creation of discrete areas in a neighbourhood concept

A shallow floor plenum and the absence of a suspended ceiling provides an increased floor to ceiling height of 3225 mm with enhanced day lighting and environmental conditions

The building is aligned east-west axis to maximise even levels of day lighting and reduce exposure to solar gain

Exposed troughed concrete slabs, triple skin thermal flues and a building management system blending HVAC controls with active façade components achieve minimal use of energy, optimum internal comfort, maximum natural ventilation and daylighting

The building incorporates the principles of universal accessibility, resulting in an accessibility award
