A master plan for the redevelopment of five urban blocks to include 191 apartments and 27 office, live-work, enterprise and retail units and the creationof a new pedestrian way, Cow’s Lane. In addition to the role of master planning and coordinating architect

for the whole scheme, Reddy Architecture also designed Block B1 and crèche

A commercially successful quarter with character and variety

The overall master plan integrates the contributions of four other architectural practices, leading to the character and variety of a city quarter while ensuring the development was commercially successful

Retail units encourage street activity, particularly onto the new Cow’s Lane, and screen the car park under raised courtyard areas. The new street hosts an open air market

The remaining floors accommodate 40 apartments in 14 different typologies

A balance between urban design, conservation and archaeological issues

The master plan preserves the nature and ambience of the medieval street patterns

Contemporary design integrates with the historic character of the quarter, with references to historic building lines and heights

To protect significant archaeological layers, the entire development is built on a system of pile foundations

A sustainable development

Regeneration of an inner city ‘brownfield’ site in close proximity to multiple transportation connections

The scheme incorporates a district heating system using recycled heat and hot water from the nearby council offices
