RA+U were challenged with designing the best-in-class Build to Rent residential development to deliver Hammerson’s first residential project in Ireland. The scheme known as Building 5 contains 107 apartments and contains a generous level of dedicated on-site amenities for the residents including co-working space at ground floor, a gym and cinema room. The upper level contains a feature residents sky lounge and terrace.

RA+U worked closely with the Dundrum Retail Limited Partnership to develop Hammerson’s first residential project in Ireland to compliment the flagship destination’s retail and leisure offers located at the heart of the Dundrum town centre. The building is designed to optimise the site orientation, constraints and urban setting by providing a seven to nine storey building which is approximate in scale to the adjoining office building and sits comfortably on the Sandyford Road.

The building forms an L-shape and is modelled to respect the mass of the adjoining offices to the South East. A large terrace is provided facing West and South-West to provide generous residential amenity space or all residents to enjoy. The ground floor is colonnaded  and set-back along the service road to give a wider footpath. The generous ground floor height gives an appropriate civic feel to the cafe and entrance to the development and enhances the streetscape. The corner treatment on Sandyford Road is given prominence to establish a hierarchy in the different facade types.
