Termini, Co. Dublin
The Termini office building is designed to the highest international standards of office design and provides large office floor plates with flexibility for multiple tenancy splits and fitouts. The building is located in Sandyford Business Park where a number of major International Tech and Finance companies choose to locate their suburban campuses.
Termini occupies a prominent site within the Business Park between two stops on the Luas tram system and acts as a gateway into the Business Park for those arriving by public transport. The new six storey structure replaced a previous two storey structure at a location where the local authority sought a ‘building of note’ to be designed.
The massing of the building is articulated to address the public transport entry to the Business Park and the primary façade with its three protruding fingers of office accommodation create an arcade to shelter pedestrians approaching the building.
The building has generous 2.9m floor to ceiling heights with fully glazed façades providing expansive views to the north over the southern suburbs of Dublin and out across Dublin Bay. There is a vertical external louvre system at key locations on the façade that is assisting with solar control as well as providing articulation and variation to meet the planning authorities’ requirements for a ‘building of note’.
The 28,000m2 gross internal area of the building is designed to a LEED Gold standard and completed to a Cat A standard of fitout.
