The Challenge
Facing a protected structure to the main street and the Poddle river to the rear of the site – spatially the project was challenging to create an urban block that addressed its context and enhanced its natural features.
The Story
This new development at Sweeney’s Terrace Brewers Close, provides modern high quality professionally managed accommodation for 245 students, 37 rental apartments and 3 new retail units to activate street level. In conjunction with the existing GSA New Mill urban infill scheme, Brewers Corner creates a new urban edge to Mill Street and Sweeney's Terrace.
The Outcome
The block arrangement provides a new publicly accessible amenity space at the Poddle river as well as the activation of the prominent corner to this former brownfield site as part of the urban regeneration of the Newmarket and Coombe area.
Master-planning has been the key to developing this quarter of Dublin 8. There is an urgent need in the city for student residences to increase off campus bedspaces significantly and to knit them into a cohesive community for a connected student experience. Brewers Corner completes the urban block at connects its living precinct through a series of interconnected landscaped pedestrian walkways and routes.
