Located within the Poolbeg West Strategic Development Zone (SDZ), the Glass Bottle development is a new urban quarter for Dublin. It will be built on the site of the former glass bottle site by Dublin Bay, near the communities of Irishtown, Ringsend and Sandymount.

The Challenge

This new residential scheme completes the living component of the first precinct lands in the masterplan. These blocks deliver the first interface with the Glass Bottle Square and completes the frontage along the central boulevard.

The Story

Phase 1B will be one of the initial blocks of this new city quarter to be delivered, providing 324 apartments, including 31 social housing apartments and 51 affordable housing apartments. It will range in height from 5 to 18 storeys and include one of the key landmark towers within the overall development.

This high-quality, distinctive landmark building will reflect its significance within this new city quarter of Poolbeg West and also within the wider city context.

The Outcome

The proposed design aims to create a high-quality, innovative, distinctive and varied design solution that is rooted in Poolbeg West. The approach to the materiality of this building draws inspiration from its surroundings, the coastal location and the varied built environment, including the industrial heritage of
the area. The buildings and streets have been thoughtfully named to reflect the nearby coastal environment and themes related to shipping and port activities. The site's historical legacy of glassmaking and literary connections are also referenced in the estate names.
