The Challenge

The site, defined by its triangular shape, is bordered by an apartment complex and 2-3 story housing/duplex developments to the west and south, with the main Goatstown Road forming its third boundary.

The Story

Building on extensive research and development in student living, Reddy A+U’s design concept features a courtyard arrangement that transitions in scale from 3 to 7 storeys, offering a bold response to the site’s constraints. A dynamic cantilevered structure at the front of the site follows the natural curve of the street, serving as a prominent focal point for the development entrance and student amenity spaces.

The student living areas, housed from the first to the seventh floor, are thoughtfully positioned away from the busy pedestrian and vehicular zones at street level, providing a more tranquil living environment.

The Outcome

Granted permission by the Local Authority, the scheme presents a sustainable development of former brownfield lands and addresses the residential context in a positive manner, with active ground floor uses and sheltering the day to day movements of bins and bikes to the back of house areas.
