Urban regeneration of a former local authority housing scheme has created a new urban quarter, reintegrating the area into the fabric of the city.

The Challenge

The complex brief asked for a wide range of residential tenures to be accommodated. Social, affordable, private rented and owner-occupied units were provided in a carefully managed scheme fostering a cohesive social mix throughout the large development site.

The Story

A key aspect of the development was the thoughtful management of the streetscape, with particular attention to the vibrant animation of shops and facilities. Apartments were strategically placed above the retail spaces, with street-level access to encourage pedestrian traffic and enhance passive security. Additionally, residents were provided with raised courtyards, offering safe and secure play areas and amenities.

The Outcome

The development reopens previously closed circulation routes, extending roads through the site and providing a new public space as a focus for the wider community. New leisure amenities include a community centre and crèche, leisure centre and an all-weather football pitch. Play areas are provided for various age groups allowing for focused design and safety including areas of both hard and soft landscaping.

All council tenants remained on site throughout the rebuilding, protecting the existing community and its social structure. The new development not only reinvigorated the spaces but provided the tenants with quality design accommodating modern space standards, including storage space and private open space, which is generous throughout.
