Heuston South Quarter, Dublin

Heuston South Quarter masterplan offers living, commercial, cultural and retail uses, forming new streets and a central public space designed in collaboration with the great Urbanist Jan Gehl. Overall, the development comprises 400 residential units and over 45,000 sqm of workplace and mixed-use areas.

The Challenge

Located opposite the transport interchange at Heuston Station, HSQ occupies a nodal location between the Royal Hospital Kilmainham and St Johns Road.

Signposting the entrance to the city from the west and the emergence of a new urban quarter of scale, HSQ’s contemporary mixed-use scheme combines workplace design of the Eir and Brunel Buildings and new urban streets housing 350 dwellings – in a mix of apartments, duplex and live-work units wrapped around a new public square which connects to the linear axis of the RHK gardens.

The Story

Reddy A+U have completed proposals for the remaining undeveloped western portion of the site. Firstly, a strategic housing development of 369 residential units was granted by An Bord Pleanála in a scheme which directly addresses and compliments the classical design of the Royal Hospital Kilmainham and its attendant gardens.

A second application, for a 227-bedroom hotel and 15,600 m2 of commercial office along St. Johns Road West, was granted permission through the local authority Dublin City Council.

The Outcome

Since the first phase was completed, the quarter has achieved close to 100% occupancy with all office floors occupied and the introduction of a large supermarket (Super Valu), a playground, extensive interim landscaping, a pharmacy, medical centre, coffee shop and gymnasium.

This ground floor activity combined with a high density living environment is an example of urban regeneration and placemaking that later phases will further streamline.
