The Challenge
Rejuvenating a light industrial park to bring high quality build to rent apartments with exceptional amenity spaces and roof top terraces. Newmarket Yards pushes the boundaries for what is achievable for an urban block site in the city centre.
The Story
Developed as part of a wider masterplan, the apartment scheme creates a strong edge to the evolving Newmarket Square, while also creating a focal point along Cork Street. Historically, Newmarket Square has been an industrial area know for its flour mills. In later years, an influx of craftspeople from Europe established rope making, weaving, and dyeing workshops in the area. The architectural design leans on this heritage through the façade articulation, material selection, and interior design.
The Outcome
A total of 413 apartments achieves an excellent density on the site, which ties in with the adjacent hotel to create a cohesive urban block with permeable public routes and a resident’s courtyard.
