The Challenge

The site is defined by its unique context of Sandymount Strand and an existing historic fabric of substantial houses. Designing a scheme at the density of the surrounding fabric would have resulted in a provision of much less housing in a particularly desirable neighbourhood.

Instead, a thoughtful arrangement of 48 houses around two courtyards successfully creates a comfortable community.

The Story

Each of the 48 houses are dual aspect with views to a semi-private courtyard and private open space, with car and bicycle parking and communal gardens shared by all residents.

The development is nestled between Sandymount Strand and less dense historic housing to its perimeter, offering an exemplar in dense, low-rise development which respects its historic context while making the best use of a constrained site.

The Outcome

Adelaide is a successful development in a mature and desirable established residential area. The unique layout of the site succeeds in creating two quiet, secure courtyards with a variety of eight housing typologies for a mix of residents.

The site layout acts as a precursor to recent developments in Irish housing policy including the introduction of the Low-Rise Medium-Density housing model.
