The Challenge

Termini occupies a prominent site fronting onto the Luas tram line serving Sandyford Business Park. The building has high visibility and the local authority required the design to be a ‘building of note’ at this location in the Business Park. The quality of finishes, both externally and internally, exceed those normally associated with business park office design.

The Story

The site was acquired by the client with an existing planning permission in place that established the office use on the site and the buildings general massing parameters. This basis of design was taken and reworked to provide a building that delivers the highest international standards in office design. The floor plates and cores were amended to provide large 3,739m2 office floor plates with greater flexibility and efficiency for tenant fitouts. The improvements in efficiency, along with a careful value engineering exercises, allowed for an enhanced external façade design and Cat A fitout finishes.
