The 8 Building, Dublin

The 8 Building was the first building to be delivered in the Newmarket Square masterplan prepared by Reddy A+U. The development of this urban quarter includes Mill Street student accommodation, Newmarket Yards and Adree Street housing.

The Challenge

In accordance with the local area plan for the Liberties, the project aimed to set a new scale for Newmarket Square and to provide a more suitable urban form that would redefine the sustainable regeneration of this city centre location.

The Story

Workspace is the primary function of the building with space at ground level assigned for an indoor market and artist studios. The choice of external materials and finishes reflects the industrial heritage of the area.

Occupying half of an urban block, the building has frontage on three streets in a ‘C’-shaped workplace floorplate. The primary circulation core and lifts are strategically located to allow subdivision of floor plates and step backs in the massing, harmonising with the varying scale of the surrounding buildings.

The Outcome

A successful urban infill project which starts to develop the streetscape of the south side of Newmarket Square. Its sister building on Ardee Street will complete the city block form and present a fitting counterpoint to the northern edge of Newmarket, now occupied by Newmarket Yards – an entire edge of the Newmarket Square and the Liberties.
