The Story
Composing a project brief for this 62-hectare of docklands, our team worked with the client to plan its transformation into a vibrant connected and liveable new city quarter for Cork City.
Potential for the site was evident from the outset. It has an excellent location, close to the city centre and uniquely placed between the city and the lower harbour. It also has excellent connectivity to the national road and railway network, a wonderful southerly aspect and views, and in particular, it has three kilometres of prime waterfrontage along the river Lee.
The Challenge
To maximise the potential for the site, to ensure the viability of the project going forward and to establish a strategy that would facilitate phased development over many years.
The Outcome
Reddy Architecture + Urbanism, in collaboration with Tyrens, led an international design team to develop the masterplan framework. This plan will accommodate a population of 11,000 residents and a working population of up to 4,000, effectively creating a new town. The development will be built in six phases over 20 to 25 years, in line with the relocation of port activities.
The masterplan features a continuous public waterfront, optimising river transport and leisure potential. It leverages key axial vistas to the river for orientation, access and wayfinding. A central staggered boulevard serves as the spine of the masterplan, meandering through the site to create alternative vistas and maximise access and street frontage.
