
Elevating ESG Standards: The Rebirth of Eastpoint P2
Nearly 30 years after its initial development, Eastpoint P2 has been revitalised to meet modern ESG and sustainability standards.
As part of The Park—designed by Scott Tallon Walker and landscape designer Charles Funke—the building had remained unoccupied for a number of years and required extensive refurbishment. Its strategic location near Dublin’s city centre and Docklands made it an ideal candidate for retrofitting, reducing the environmental impact of new construction while contributing to Dublin City’s urban revitalisation.
With excellent public transport links and access to cafés, restaurants, shops, sports facilities, and childcare services, Eastpoint P2 was transformed into a high-quality, sustainable workplace that supports connectivity, efficiency, and well-being.
Refurbishment & Reuse
As one of 32 buildings in The Park, Eastpoint P2 was originally designed with a precisely engineered metric grid curtain walling and brise soleil system. As much as possible, the approach was to refurbish and repair rather than replace.
- The existing façade and atrium grid were integrated with the main core elevation, aligning door and lift heights.
- Key building elements, including revolving doors, lifts, fire escape staircases, and façades, were carefully refurbished by skilled tradespeople, ensuring minimal material waste.
- Linen-effect wallpapers, ash batons, and recessed walls softened the grid, adding texture and warmth.
- Vinyl wallpaper restored veneered atrium panelling, avoiding unnecessary replacement.
Energy Efficiency
The reimagined Eastpoint P2 offers a high-quality, energy-efficient workspace, achieving:
- 40% energy cost savings through high-performance mechanical systems, LED lighting, and smart controls.
- A BER A3 rating, with targeted LEED GOLD and WIRESCORE Platinum certifications.
- Split tenant occupancy capabilities for operational flexibility.
Additional sustainability features include:
- Smart controls with absence and presence detection sensors to minimize energy waste.
- LED-based emergency lighting, enhancing safety while meeting efficiency standards.
Sustainable Mobility
As part of Dublin’s Strategic Development Regeneration Areas (SDRAs), Eastpoint P2 benefits from:
- Proximity to public transport, including DART, Luas, and mainline rail services at Connolly Station.
- A decated shuttle bus connecting Eastpoint to Point Square Luas and Clontarf Road DART.
- Limited on-site parking, promoting active and public transport.
- Integration with Dublin’s bicycle network, including safe bike racks for employees and visitors.
- Location within a 30 km/h speed zone, aligning with Dublin’s sustainable urban planning goals.
Green Spaces
Located in a business park with accessible recreational spaces, Eastpoint P2 enhances environmental quality with:
- Landscaped green areas, seating spaces, water features, and a tennis court, promoting biodiversity and well-being.
- High reflectivity roofing materials, reducing solar heat gain and mitigating urban heat island effects.
Water Efficiency
The building targets a 35% reduction in indoor water consumption by integrating:
- High efficiency plumbing fixtures and equipment, ensuring savings without compromising user experience.
- A water metering system, monitoring usage, detecting inefficiencies, and supporting conservation efforts.
Indoor Air Quality
To ensure a healthy indoor environment, P2 Eastpoint incorporates:
- Mechanical ventilation to circulate fresh air and dilute pollutants.
- Low-VOC materials, reducing exposure to harmful chemicals.
- A strict no-smoking policy, maintaining clean indoor air.
- Construction-phase air quality protection, including floor protection, moisture and dust control, and careful equipment selection.
Efficient Reconfiguring of Space
- Washroom layouts were reconfigured to provide daily access exclusively from the gallery side of the atrium. This adjustment enables the floors to be subdivided if required for smaller tenant lets, without compromising the fire escape strategy.
- Despite the reconfiguration, the number of washrooms has been retained, while also achieving fully Part M compliant toilet, shower, and ambulant facilities.
- The reconfiguration also activated the gallery spaces as communal breakout areas, enhanced with soft seating and planting.
Education & Social Equity
To foster sustainability awareness, P2 Eastpoint integrates educational signage throughout the building, highlighting the benefits of green building practices.
Additionally, the project promotes social equity by:
- Ensuring ethical sourcing and procurement.
- Upholding fair labor practices.
- Supporting diversity and economic inclusion within the supply chain.
The transformation of Eastpoint P2 demonstrates how sustainable refurbishment can extend a building’s lifespan, enhance energy efficiency, and align with modern ESG standards. By prioritising reuse, smart design, and responsible urban development, Eastpoint P2 sets a new benchmark for sustainable office spaces, proving that revitalisation, rather than demolition, is the most responsible approach for future proofing building stock.
