Dalguise House, Dublin

Set in a sylvan site located just 500m from the coastline at Monkstown, the brief was to create a vibrant high density residential community at the heart of the village and to breathe life into an under-utilised site.

The Challenge

In responding to the brief, Reddy A+U created 5 distinct character areas with different apartment building typologies that respond to the undulating topography of the site, the historic setting of Dalguise House and the presence of mature trees across the site.

The result is a scheme that represents the best of apartment living with a woodland setting, a formal courtyard at the historic house, a walled garden area and a mews at the south of the site.

The Story

The result, we believe, will be a truly stand out and world class development set within an exceptional landscaping environment and mature parkland in close proximity to high frequency transport, the coast and the vibrant urban village of Monkstown. This new approach to the site will be to offer a long-term build to rent (BTR) model.

The Outcome

Shared by pedestrians, cyclists and limited vehicles, the main historic avenue on the site is to be maintained and used as a central spine which connects the blocks to smaller pedestrian linkages from the main route, creating permeability across the scheme. The public space requirement is 15% of the overall site area, amounting to 5,370 sqm.

The landscape masterplan provides 6,350 sqm of public open space and 3,880 sqm of communal open space.
