The Challenge

The brief objective was to deliver a residential scheme which creates an inclusive and integrated community set in an attractive public realm with a network of links to enhance well-being and integration with the wider community. The site contains stands of mature trees throughout and has great natural value, the preservation of which was a driving factor of the overall design. The site's context of low-rise neighbourhoods bounded by a major junction further compounded planning and architectural complexities for a multistorey apartment development

The Story

The scheme consists of a series of apartment buildings and townhouses that are arranged along the length of the site facing south so that the scheme can take advantage of the southerly aspect. The scale of the buildings falls from east to west to appropriately address a busy junction to the east and existing low-rise residential neighbourhoods to the west. The layout of the site ensures the maximum retention of mature trees and the provision of high-quality realm arranged in a series of distinct character areas.

The Outcome

The result will be a high-quality, well-connected residential neighbourhood that responds sensitively to its surrounding context. Mature trees and natural landscape features are retained and integrated with a series of distinctive public spaces, creating an attractive setting for residents and encouraging connections with the wider community. With planning permission granted and a contractor appointed, the development is progressing towards the delivery of much-needed affordable and social homes in Cork City.
